Woodlands Perryville is the most ambitious project to date from Town Point Development, the region's eco-friendly real estate development company. Designed with the input of the local Perryville, Maryland community through a public design process known as a "charrette", the vision of Woodlands Perryville is to be a modern, sustainable extension of the existing historical town, instead of a separate, additional subdivision on the outskirts of town. Pedestrian access to conveniently located living quarters, office space, retail shops, schools, restaurants, a town commons and many other amenities means less time commuting and more time to live, work and play in the way that best suits your individual lifestyle.

Remember the days, before urban sprawl, when the "suburbs" meant more than cul-de- sacs and strip malls? More like small villages, these towns had a well-defined center where commerce and living space coexisted naturally and comfortably. People could walk to work. It was easy to stroll down the street for shopping or a nice meal out. Now, Woodlands Perryville is bringing back the concept of the Town Commons to Perryville, MD. A large, open green square will be surrounded by dining, shopping, offices and affordable residential townhouses and apartments. Proximity to schools, public transportation, nature trails and other wonderful amenities round out the modern "Main Street" vibe that makes Woodlands Perryville a uniquely desirable community in which to live, work and play.

In the Spring of 2008, the project team at Town Point Development held a public design "Charrette", or community planning meeting, with local Perryville and Cecil County, MD residents and Government agencies. The goal was to create a master plan for an 80-acre site on the fringe of the existing town. The project team's mission was to create a sustainable community that provides a clear sense of place and identity while respecting the environment and the quality of life in Perryville, MD. The master plan and buildings that were created in collaboration with the community reflect their desire for an updated sensibility to the existing historical community...

The adjacent slide show features aerial views and site maps for the Woodlands Perryville community. As you can see, Town Point Development has gone to great lengths to create an eco-friendly site plan and land-use strategy that makes this community a LEED ND award candidate (Leadership in Energy and Environmental Design for Neighborhood Design). Town Point Founder/Principal Doug Hill, said, "We're committed to preserving and protecting this region's abundant natural resources, including the water, wildlife, trees and local plants as we build a more socially and environmentally responsible place for people to live, work and play. This is accomplished through intelligent land use, respect for natural buffer zones, energy efficient building methods and innovative storm water management techniques."

Town Point Development - Our Vision

To ethically develop genuine, vibrant and prosperous communities that have a positive and lasting impact on the everyday lives of people.

Mission

With deep respect for humanity, Town Point Development designs diverse lifestyle elements into all of our real estate projects in order to foster vigorous economic growth, positive social interaction, strong civic engagement and widespread environmental awareness.

Town Point is the rare development company that employs a systematic process to ensure ethical collaboration with local citizens, business owners and government agencies in order to exceed the needs and expectations of all stakeholders and improve their quality of life.

We are leaders in this approach because it results in vibrant communal living, high tenancy rates, eco-friendly design and lasting economic benefits for all community members. At our core, we believe that what is best for the community is best for Town Point Development.

Background

As a successful real estate developer, Doug Hill recognizes the direct impact his actions have on the lives of others. For this reason, he is determined to pioneer a new model of socially-responsible development practices that lead to stronger communities. Prior to founding Town Point Development in 2007, Doug worked for 5 years with his father and his business partner at a large local development company.  Over that period, he helped plan and successfully complete over 1MM square feet of retail space for national and local tenants and deliver over 200 building lots to regional and national home builders. During this time, Doug honed his strategic approach and the tactical steps needed to develop his vision of economically vibrant and culturally diverse mixed-use communities. His largest initiative to date is under development at the Woodlands Perryville project in Cecil County, MD and is off to rave reviews locally. Doug is a University of Delaware graduate with a Bachelor of Science degree in Business Administration and a concentration in Finance and Operations. Doug is a Board member at the U.S. Green Building Council (USGBC), a member of the Congress for New Urbanism, and works extensively with the University of Delaware Center for Entrepreneurial Studies.
